There is an enormously growing interest in private equity/equity release property among investors. Among other things, Blackrock emphasized this in its future report for 2024, and Blackrock mentioned this in particular in the context of an aging population. Investment funds are constantly increasing their share of private property in the US, and this development will also occur in Europe.
Equity Release Spain will soon have access to 250 private homes owned by aging people with personal liquidity problems that may be due to health problems, debt, rising living costs, desire for a better life in recent years, necessary investments/upgrades in home/car.
Alicante Property together with Equity Release Spain can make flexible individual agreements with each individual seller so that the aging seller can stay in their home until they die or become too ill to manage without the help of the government. A very common/normal agreement is to buy the home with up to a 50% discount, and where, for example, the seller gets a lump sum up front, a monthly payment or a reduced rent on the lease of his “own” home, which the new owner has now bought. Again, each individual agreement with the buyer can be unique, but of course we have slightly different options as a starting point in the negotiations.
In addition to large immediate discounts for the purchase of real estate in Spain, the interest in Spain due to the climate, cost of living and quality of life will only increase in the future, and thus it will be natural that the prices of real estate will also increase quite sharply. That increase in value accrues to the buyer, and is triggered when the home is sold or rented out after the seller’s death.

Other possible income/value increase on the property:
- Lease back to the aging seller and then possibly to others.
- Value-adding upgrades to the home that the previous owner could not afford.
- Homes with large plots can be separated and new homes set up.
- Selling services to the former owner (other financing services, insurance, health services).
For an investor, this requires that you have liquidity and capital to wait until you also have the right to use the property after the previous owner’s death or that the agreed contract period has expired. The agreement can also be sold on to other investors during the period. Equity Release Spain also follows what is happening around tokenization. In the not-too-distant future, values can be fractionated so that parts of things, such as tokens, can be sold on separate “exchanges”, for example, real estate.
